Showers Street Preston – Design Guidelines

At its meeting on 16 December 2019, Council resolved to adopt Amendment C167 with changes, following an independent Planning Panel’s recommendations.

Following the Council meeting, the Amendment was forwarded to the Minister for Planning for determination. Notice of the Minister’s determination will be published in the Government Gazette and Council’s website.

Planning controls are on their way for Showers Street Preston, with Darebin Council endorsing Amendment C167 to the Darebin Planning Scheme at its meeting on 23 July 2018.

Amendment C167 is required to give guidance about the expected built form outcomes based on the current Residential Growth Zone, which seek to strike a balance between more intensive urban renewal and the existing fine-grained residential streetscape.

Council officers lodged the proposed Amendment documents and have now received authorisation from the Minister for Planning to start a planning scheme amendment process.

Amendment C167 – Showers Street Preston Built Form Controls

Amendment C167 proposes to implement the Showers Street Design Guidelines – Background Report, 2018. It replaces the existing Schedule 16 to Clause 43.02 Design and Development Overlay, in so far as it applies to Showers Street Preston with a new schedule to introduce new built form controls for future development in Showers Street. The Amendment also extends the existing Schedule 11 Clause 43.04 Development Plan Overlay, to include land at 47 and 49 Showers Street Preston and makes consequential policy changes to the overlay.

What’s happened so far?

An independent planning panel was held on 16 September 2019 to consider submissions made to the Amendment.

Council has considered at its meeting on 24th June 2019, the submissions made to the amendment.
