Showers Street Preston – Design Guidelines


Planning controls are on their way for Showers Street Preston, with Darebin Council endorsing Amendment C167 to the Darebin Planning Scheme at its meeting on 23 July 2018.

Amendment C167 is required to give guidance about the expected built form outcomes based on the current Residential Growth Zone, which seek to strike a balance between more intensive urban renewal and the existing fine-grained residential streetscape.

Council officers lodged the proposed Amendment documents and have now received authorisation from the Minister for Planning to start a planning scheme amendment process.

Amendment C167 – Showers Street Preston Built Form Controls

Amendment C167 proposes to implement the Showers Street Design Guidelines – Background Report, 2018. It replaces the existing Schedule 16 to Clause 43.02 Design and Development Overlay, in so far as it applies to Showers Street Preston with a new schedule to introduce new built form controls for future development in Showers Street. The Amendment also extends the existing Schedule 11 Clause 43.04 Development Plan Overlay, to include land at 47 and 49 Showers Street Preston and makes consequential policy changes to the overlay.

Minutes from the Council meeting and copies of the draft Amendment documents being submitted for authorisation, are available to view on Council’s main website www.darebin.vic.gov.au

The public exhibition and submission process for Amendment C167 was from 23 January 2019 to 25 February 2019.

Council will consider at its meeting on 24th June 2019, the submissions made to the amendment.

Dates for the independent Planning Panel will be announced at the close of the submission process. Only people who lodge a submission to Amendment C167 can appear at the hearing and address the Panel, however all Panel hearings are open to the public to attend and watch.

The independent Planning Panel will conduct a Public Hearing and prepare a report with recommendations for Council’s consideration.
